A major rebuild on a no-road-access waterfront site, involving river-based material transport, BAL-FZ construction and complex site logistics.

A challenging waterfront rebuild with no road access

Originally planned as a first floor addition, the project evolved into an extensive rebuild, retaining only the existing ground floor piers and floor structure.

With no road access to the property, every stage required careful planning around river transport, steep-site access and BAL-FZ bushfire construction requirements. Materials, scaffolding and equipment all had to be moved by water and then taken from the river up to the building area.

THE BUILD

With no road access to the property, materials, tools and scaffolding had to be transported by water and then moved from the river up the steep site to the building area.

To reduce the cost of repeatedly hiring a commercial barge and crane, Acclaim built its own pontoon and transported much of the material up the river directly.

The home was built in a BAL-FZ bushfire zone, requiring additional construction detailing, compliant materials and careful coordination to meet the highest level of bushfire requirements.

The difficult access meant deliveries and construction methods had to be planned carefully, with some materials and concrete handled or prepared on site where that was more practical.
