BALMAIN PROJECT
Balmain – Major Rebuild & First Floor Addition
A major inner-city rebuild that began as a first floor addition but ultimately retained only the original ground-floor front façade, with the remainder of the home extensively reconstructed.
PROJECT SUMMARY
A near-complete rebuild behind the original façade
The Balmain project evolved well beyond a conventional first floor addition. Apart from the original ground-floor front façade, the house was substantially rebuilt, creating new ground-floor living areas, a first floor with two bedrooms and a central bathroom, a rear balcony and a new outdoor deck area.
The owners wanted recycled timber used throughout key areas of the home, which required careful selection, preparation and fitting because reclaimed material does not always behave like new, uniform timber.
The finished home combined the retained street character of the original façade with a largely new internal structure, layout and upper level.
THE BUILD
Custom detailing built by hand on site
One of the most distinctive parts of the project was the staircase. Rather than using a standard staircase system, the stair was designed and built on site from recycled timber, with the components individually prepared and fitted by hand.
The stair detailing was developed around cut stringers, integrated lighting and shadowline finishes along the sides, creating a clean architectural feature while working within the surrounding ceiling and wall structure.
Working with recycled timber added another layer of complexity, as each piece had to be assessed and adjusted individually to achieve the required fit and finish.
The result was a highly customised inner-city home that retained its original street presence while incorporating a new upper level, rebuilt living spaces and detailed handcrafted features throughout.
