PICNIC POINT PROJECT

Picnic Point – Complete Renovation & Multi-Level Extension

A major transformation of an existing home involving extensive excavation, structural alterations, new extensions, complete internal renovation and a substantial upgrade of the external appearance.

PROJECT SUMMARY

A complete transformation from the structure out

The Picnic Point project involved a comprehensive renovation and extension of the existing home, with much of the building taken back to its underlying structure before being rebuilt and reconfigured.

The works included excavation of the steep existing driveway to create a new garage, a side extension to accommodate the new staircase, extensions to the front balconies, a new roof, new windows throughout and complete external rendering.

Internally, the home was extensively rebuilt, including a new kitchen, new bathrooms and the renovation of the living spaces across the house.

THE BUILD

Multi-level access required careful planning

One of the main challenges was materials handling. From the new lower garage and driveway level, materials had to be moved approximately two levels just to reach the original ground-floor level of the house.

The completed home extended across three levels, so structural materials, framing, finishes and equipment had to be moved progressively through a difficult and restricted site.

Cranes were required for sections of the work, while many other materials still had to be manually handled and carefully sequenced to keep construction moving efficiently.

The result was a complete transformation of the original property, combining major structural work, extensions and a full internal and external renovation into one coordinated project.
