North Curl Curl – Complex Coastal New Home
A highly detailed coastal home built around a major natural rock formation, combining complex excavation, structural engineering and specialist construction requirements in an exposed oceanfront environment.
PROJECT SUMMARY
Architecturally designed to be built around the constraints of the site
The Curl Curl project involved construction of a new multi-level home on a challenging coastal site dominated by a substantial natural rock formation that extended into the adjoining property. Planning restrictions meant the rock had to remain largely intact, with only specifically approved areas permitted to be modified.
Major rock excavation was required to establish the lower ground-floor level, after which the concrete slab and building structure were carefully formed around the retained rock. The upper level, which aligns more closely with street level, was then constructed partly over and alongside the rock formation.
The completed home included a swimming pool, underground storage, double garage, polished concrete floors, large glazed openings, curved walls and complex multi-level roofing. Internal glass floor/opening elements provided views between levels, while the design took advantage of the property’s outlook toward the ocean.
THE BUILD
Rock, approvals and a demanding coastal environment
The natural rock formation was one of the defining challenges of the project. Extensive planning and Land and Environment Court involvement preceded the works, and construction had to respect strict limits on where the rock could be excavated or shaved to accommodate the new building.
Establishing the lower level required substantial rock excavation, followed by careful structural work around the remaining formation. The design then continued above and beside the rock, requiring close coordination between excavation, concrete, structural steel and the architectural form of the home.
The oceanfront location created another layer of complexity. Materials and fixings had to be selected for long-term durability in a highly corrosive marine environment, including suitable reinforcement protection, roofing and gutter systems, and extensive use of stainless-steel fixings and other corrosion-resistant components.
With curved walls, multiple roof levels, polished concrete, extensive glazing, a pool and major structural elements all being integrated into one design, the project required careful sequencing and attention to detail from the ground works through to completion.
