Enmore – New Home on a Tight Inner-City Site

A new two-storey home constructed on a subdivided rear lot, with rear-lane access, limited off-street parking and a very tight fence-to-fence building footprint.

The Enmore project involved construction of a completely new home on the rear portion of an existing property, with the rear lane becoming the new street entry after subdivision.

The ground floor included the kitchen, bathroom, dining and living areas opening to a compact backyard, while the upper level contained two bedrooms and a bathroom.

With room for only one off-street car space and very limited side access, the home had to make efficient use of the available site while still providing a practical two-storey layout.

The external design was developed to sit comfortably within the established streetscape, using details such as a front dormer, brick archways and a more traditional façade rather than presenting as a generic contemporary box.

Fence-to-fence construction required careful workmanship

One of the main construction challenges was the brick veneer exterior. Because the house was built virtually fence to fence, conventional external scaffolding could not be positioned within neighbouring properties.

Much of the brickwork therefore had to be laid overhand from within the building footprint, requiring careful workmanship to maintain straight lines, consistent joints and a clean finished appearance.

Because the home was new construction in an established inner-city setting, the external detailing had to be carefully coordinated so the finished building respected the character of the surrounding area. Elements such as the dormer, brick arches and façade proportions were important to achieving that result.

The finished result was a compact but complete new home that made full use of a difficult inner-city site while maintaining a high standard of external finish.
